Oklahoma housing trends: It’s a buyer’s market but it’s not tragic
Oklahoma home sales were down 25.3-percent in September compared with August. But this is an occurance that is normal for this time of year.
Home sales have dropped from August to September, every year since 1994.
Sales dropped 21.8 percent from August to September 2006, according to the Metro Realtors. The biggest drop was due to 9/11. Sales dropped 31 percent from August to September 2001. Even during that terrible month, 1,102 homes sold.
Notice the interesting stats on declines in home sales:
• 1994 - 7.6% drop
• 1995 – 10% drop
• 1996 – 25% drop
• 1997 - 21.6% drop
• 1998 – 19% drop
•1999 - 13.7% drop
• 2000 - 21.6% drop
• 2001 – 31% drop
• 2002 - 13.8% drop
• 2003 - 17.4% drop
• 2004 - 7.9% drop
• 2005 - 8.2% drop
• 2006 - 21.8% drop
• 2007 - 23.5% drop
It's a buyer’s market and it is slow. It takes 81 days on average to sell a house, compared with 65 days in September 2006. There's a six-month supply of houses on the market.
