Raleigh North Carolina housing market worsens

According to the North Carolina Association of Realtors, sales of existing homes dropped 24 percent for the month of September compared with the same period last year. However, the median price of a Triangle home jumped 6 percent from $229,000 to over $242,000. The slump has hit high-priced neighborhoods the hardest.

Charlotte North Carolina housing market strong

Charlotte remains one of the few housing markets in the nation to show "incredible growth," says Bill Miley, manager of Metrostudy's Charlotte division. The Charlotte new-home market set records for first-quarter starts and closings.

Charlotte posted 6,158 new-home starts during the quarter, 8.7 percent higher than the 5,664 starts reported during the first quarter of 2006. The annual starts rate for the year ending in March was 25,222 units. That's an 11.8 percent increase over the 22,551 units reported during the previous 12-month period, Miley says.

North Carolina housing market is a rising bargain-town

Home values continue to rise in North Carolina despite a downward trend in the rest of the country. That’s good news for home buyers and sellers. In the Triangle it is 5.9 percent, and in Charlotte it is 5.2 percent. Job growth is a big factor.

"In the past five years, a lot of smaller companies have added 5-10 employees at a time, and if you add that up over time, you get a 4 percent job growth, which is what occurred last year.

Another factor is strong industries driving the economy. For instance, Raleigh has colleges and technology, and Charlotte has banks.
